Frankly, you sound like most operators of these investments... promising sky high returns and minimal downside risk.

Is there a promise of some new chip plant?

The purpose of my phone call was in regards to their "Turn Key Section 8 Program" which promises 30-35% Cash on Cash returns.

He's still trying to get you to put $300 on your credit card then they'll promise the kingdom of heaven.Ask them for the addresses of their last deals. 

And if they expect the kind of returns promised at start, even though the unit is "rinse and repeat" and not closing to tenant-buyer? 

Is the market truly as promising as it seems, or are things over saturation?

The promise for the prospective agent to represent every flip from the buy side to the sell side is only as valid as the agent's due diligence and work ethic, and trust would need to be built in the process. 

What would be a reasonable return you can promise to an investor?

I already had my own business, some cash, lines of credit and a solid contractor as a partner which is how I have grown my portfolio so aggressively over the past few years.Unfortunately, $8k is not going to get you very far despite the promises of no money down investing.

Not only was my market timing great, but I sold my less promising buildings and used the proceeds to pay down debt on my long term keeper properties, which have higher end tenants and are thus more stable and much easier to manage.
