What do you predict for the STR's in 2025?  

It is an investment, not unlike stocks and bonds.  

That will be a determining factor for where it makes sense for you to purchase.Regarding waiting - bear in mind a lot of people were predicting rates in 2024 would be in 5% range or low 6s, which didn't turn out to be the case.

I can "cash flow" more from my stocks/index funds and high yield savings account with far less stress. 

I predict that the guys who are fully leveraged and cash flowing $100 per month will be motivated sellers when the next big correction happens.actually its either them or they walk and its their lenders selling that is what happened in that time period.. and was pronounced in certain markets.for me personally  I don't want to risk  my credit and finances and borrow 75k to make 1200 a year... or even 2400 a year if its a market that has a history of no appreciation and I don't feel there is going to be any significant appreciation.. 2 to 3% a year does not cut it.but I will take 500 a month negative or 10k a month negative if I think there are huge gains at the other end.. 

I also have a wide range of other investments, including stock options, which I plan to rely on in retirement.

As such, we need to place an emphasis on preserving the current stock of affordable housing that is already on the market.

They are investing for the stock growth/appreciation.  

Been hesitant to pull money out of risk free 5% yield + stock market for a rental property but at some point hope to do so when it feels like it makes sense.
