I think what it comes down to is smaller with market specialization translates into a better experience

Connect with a local architect who specializes in new construction duplexes and get their feedback on the highest and best use of the land, as is.

From the little I know of San Antonio (I am a wholesaler who specializing in selling STRs nationwide) its not a super hot Airbnb market but the amount you expect for rent sounds pretty conservative. 

I’ve seen many investor clients use 1031 exchanges effectively.. just be sure to get specialized tax advice.

@Anita Z.I recommend finding an accountant who specializes in real estate taxation, tax planning and financial planning.

Condos are less expensive to buy, but you have condo fees and special assessments and condo rules.
