I'm familiar with statistics and the issue is that there are never enough in a sample size to pin point a particular property for a valid assumption, every parcel or dirt and every building is unique, something that is difficult to grasp by those who view RE as a widget.

I think when you have the FED printing like Weimar making us the next banana republic, then its hard to pinpoint when the tip-over will happen, but common sense dictates that you can't print and hide the 300+ trillion in derivatives debt.

I can't speak from experience, but a couple of advantages that are quite easy to pinpoint are access to the MLS, and the ability to earn commissions on transactions (or save them).

The reason I get my clients the best deals, is because I've helped them determine their goals, pinpointed the area that they are gravitating towards, and brought them the deal AS SOON AS IT LISTED.

It could be something as easy as a cracked manifold if you have different heating zones or maybe the previous owner tried to cut a hole and hit the pipe and freaked out... then never fixed it.I think it would be worth the few dollars to pinpoint the problem and as @Randy F. said, use a contractor that is familiar with radiant heat.
