You get to pick what you want.  

If there's one thing that every new real estate investor can benefit from is that you'll be successful if you don't step over dollars to pick up dimes.

He never picks the student that just wants to earn $x / month in passive cash-flow.  

Any petdroppings must be picked up immediately, in or outside the building.

I tell everyone that if the numbers worked putting 3.5% down, why wouldn't investors pick it up putting 20% down?

The state laws (do not quote me) appear to not let these companies increase rates (or its not easy) to pick up the losses.
