This is the worst smoker house I've dealt with, not the best picture but you can see where the pictures were hung even after I peeled off the old grasscloth.

Maybe its time to schedule the HVAC filter change..... or say you found an issue with X (leaking window, crack in tub, peeling paint, bad flooring....whatever....) in the unit your are fixing and want to check if that's an issue is going on in the other unit too...lots of easy ways to have a look inside.....which you should be doing anyway on a regular basis unless you like suprises

I have a secondary strategy, if I don't win, of approaching the winner and trying to peel off at least some of the property around me at a premium to them, but I am hoping to avoid that scenario altogether. 

They will fail a home for peeling paint, wobbly handrails, cracked glass, crumbly cement steps and that sort of thing. 

Reasons why:- modeling monthly returns is a major PITA i.e. high level of technical competence required- inter-year volatility including cash shortfalls is masked with annual only returns- in a live deal, you will always run into issues with reporting i.e. how do you compare forecast #s with actual #s. 

But I am keeping my eyes peeled for somebody I can partner with.

This would eliminate that benefit, give it the added risk of warping, cracking & peeling, and add more maintenance.
