This particular store is a "plus" selling beer and wine so there is a distinguishing factor plus this store is only a few years old and the building is over 12,000 SF.

@Somesh MukherjeeIf you are looking at investing in the cleveland market I would recommend being in areas on the West Side of Cleveland like West Blvd, Cudell, Old Brooklyn, Clark Fulton, Edgewater, Jefferson, and Brooklyn Centre.

One was leased for $5800/m to a credit tenant and the other was a corner space that had a 3 year old HVAC system and ventilation system in the kitchen area already installed. 

When my youngest went to school, I changed my license status to Active, and have learned and enjoyed helping people buy/sell/invest for around 7 years now.Everyone's journey is different....you might one day no longer be a firefighter...you might move to another state....you might want to buy a house one day and having a real estate license could save you some money. 

I'm now realizing that in the state of South Carolina, the tax rate jumps 2% for rental properties to help fund public schools, a $600/mo cost that I didn't account for when using the calculators in the earlier stages.

Lots of old houses valuing over 500k and up to 1M (local house price in my market is 167k).

I want to ask the age-old question of whether or not it makes sense for me to get a license to sell real estate in Georgia.

That was the right move for us at the time, but let me tell you, boy oh boy does it hurt every time I realize i sold a 3 bed 2.5bath home in dublin schools that I bought for under $200K...its the one that got away and honestly will haunt me forever...or until i go back and get it again...but seriously find a way to keep that thing fo the long term especially with that rate. 

After 35 years I’ve developed a healthy respect for this business from the school of hard knocks.The day I’ve discovered this business is easy or simple will be a good day to retire.
