That said, it's certainly impacting my project in numerous ways and I will have legal expenses. 

The “no closets” comment makes me nervous, as I have been told numerous times by appraisers that a space is only a bedroom if it has a closet and a means of egress.  

Through this platform, I have received numerous booking requests and have been able to select those that align with my requirements in rent-controlled San Diego.

Quality > quantity in my eyes, some may disagree with that and that is ok.

I've called numerous times and have been sent to "escalation teams".

For sure looking more for quality over quantity.

As most people have mentioned there are numerous ways to invest, and get into the the real estate world.

I also have consulted numerous local officials as well as HUD in DC.

I was overconfident after successfully doing numerous value add rehabs when this spring we took on a rehab of a little unit that was listed as built in 1901 (I believe it was really built in 1920s and 1901 was used because they did not know when it was built).  

Doing both flips and BRRRRs, if possible, would prevent you from locking up too much liquidity into a deal or numerous deals, thus allowing you to continue to scale.
