I do a lot in Detroit.The quick good/bad:- S8 tenants tend to be rougher on the property (but not always)- Paperwork/inspections/etc. can be burdensome and tough to navigate (especially initially)- People often think FMR rates are guarantee rental rates but that's not the case- Usually the rent isn't 100% subsidized and a lot of people don't realize this- S8 tenants tend to stay a lot longer than cash tenantsOverall, I'm neutral on the program.

One way might be to talk to some of your past customers, and ask them what features attracted them to the house, and what features they found neutral, and what features they wished were different.

Escrow is a neutral party that holds funds so opening escrow as soon as the contract is signed is normal and sometimes done before a property is under contract.

It was a good/great investment but even with a $5m valuation on $4m of purchases my underwriting shows them as cash flow negative (50% rule shows about neutral but prop tax is ~15% of rent so 50% rule is too aggressive on these properties).in addition, my STRs/MTRs are performing their worst excluding Great Recession and Covid lock down.

Many don't keep a home in show-ready condition.Vacant units are neutral in decor, easy to schedule, and there's nobody to bad-mouth the property.
