.- overall "damage" is very minor as it will involve cleaning up after her, taking out her trash, and carpet cleaning throughout ($200) to get cat puke out of carpet- odd note was that she has a huge real Christmas tree which she left....who buys a Christmas tree if they intend to leave - confirmed via talking to her mother (emergency contact on my pet agreement) that she has moved to a new rental property- I have not filed the 3 days quit or cute as I'm concerned that the terminology indicates (perhaps I'm reading to far into it)that if she leaves the lease will be terminated.

Hello everyone, I am looking for advice on the best way for my mother to transfer the property to my name.

They say invest when theres blood in the streets but this means we are at the mercy of mother nature. 

My sister had my parents' house passed down to her in a quick claim deed, which is also fully paid off Zestimate ~$420K, but she does have some "good debt", roof/windows for house $50K and car payments for her car and my mother's $25K= total debt $75K.

She offered for us to take the property off their hands so it was one less thing they had worry about after their mother passing away.

I now live in Germany, with mother in law because we have a baby and prefer to live with grandparents for the baby, plus its free and clear and no rent. 

The other exception was when I rented to a single mother with a toddler in our unit with high-end furnishings.

He never used our renovation money for renovation.He also stole my mothers security deposit from her rental and so many more shady things I could go on all day.I have a list of property managers, contractors, former clients, etc that he has screwed over and have completely blacklisted him.
