Throughout my journey I've come to terms with the fact that this is going to take many years of failures before I will be able to see a little bit of reward.

There’s a failure of leadership at the state and local government level as they mismanage water, forest, their own infrastructure, tax revenue, crisis response and who knows what else.

More parts means more failure points that wear and separate over time, especially stuff that is constantly moved and sat/slept on. 

Ok but "should have known" and "did know" are two different standards, and unless the seller had a survey done before it was put up for sale that clearly labels the roof as crossing survey boundaries, I doubt you can make a case there for fraud ( which is what willful failure to disclose is).

After the banking failures early last year and the current razor's edge of the banking environment, you had better believe that regulators and banks are hyper sensitive to any potentially bad assets.

Its certainly not "guaranteed return" - thats a word to always stay away from in real estate (in finance or even investing in general)high level - its because HMLs are going to be secured by the real estate, meaning in event of default, the lender can get the property to be made whole - somewhat trust is involved, but thats the main mechanism behind it

All investments would be though a bank owned trust fund, or fidecomiso, which we will set up on a project by project basis, and I would advise is the best mechanism for property ownership in Mexico.
