Since you’re managing a Section 8 tenant and taking over property management, focus on understanding local regulations, lease terms, and effective tenant communication.

Property managers use many of the same options available to all of us such as RentRedi, Zillow Rent Manager, Avail.

Again, third time, there is no management fees as we self manage, but I included a 10% fee in my breakdown above in case someone brought this up (I.E. you).Not sure what you mean about bookkeeping or asset protection. 

I own a duplex with my husband and have been self managing the rentals (one is MTR and one is LTR) under my LLC.

We're leaning towards STR with self management. 

As others have said, I wouldn't manage it, but if you own it or live on site it could work for you!
