Beyond property owner losses are retailers, grocery workers, dog walkers and all walks of life whom’s livelihood was interrupted.

Lives and life savings have been stolen.  

Always be cautious of what you charge on things like paint, flooring etc.. most judges will use life expectancy and divide out a pro rated amount you could charge the tenant for excessive damage and not normal wear and tear

Imagine what your life would look like if you had held onto all that real estate from 20-30 years ago.

I think demand will continue to grow as the area settles into its next life as more of a year round destination.  

Buying a single-family home with a detached garage and converting it to an ADU is much simpler.

The real life experience is the best option for learning and gaining the knowledge you need. 

I have been in construction/rehab/renovation most all of my life so I have that covered.  

The key will be to remain flexible, understand the local market dynamics, and position themselves to take advantage of the eventual boom when the project comes to life in 2025.
