@David LewisOK - so - if you're just doing Internet searches and are already ready to give up... you should put some more work in first. 

(And - full disclosure - I will be using a mail forwarding address also and only occasionally actually hosting meetings at that location... it's like a 'WeWork' space, I generally work from home and my managers are on-site at the parks...)To everyone's continued success, and due diligence,-jl-

RW discovered that most clients shop with a "what are the monthly management fees" approach and not a "what are all of your revenue streams" approach.RW competes with a very competitive flat monthly management fee but then charges a minimum of 1 full month's rent for leasing and a host of other fees. 

Unfortunately, new hosts are targeted for this.

Close to a cool little town, close to an area attraction, etc....Also do a search here and see how to screen guests, in addition to what the hosting sites do.... like no last minute bookings, no short stays....

I think investing from Internet is pretty tough right now. 

Another solution is to simply list it as an STR and say "contact host for long term rates".

If you have a ton of activity, then host an open house, get people through and then let them apply.

There is a very big difference in my point of view hearing from someone who knows someone first hand vs. someone who just goes and does some internet research.
