Intensity, commitment and grit for a year that started far from any semblance of direction and accountability. 

I'd work out some kind of deal and finish it off.

@Marco Teixeira I'm looking into it as well, the main two issues I'm trying to solve are that not only you have to find the property but be conscious about to which city hall that area belongs, that makes a huge difference in time frames if you want to license it as senior living, the other thing is scale, it's more management intensive (staff 24/7, doctor visits, nurses, food, etc...) therefore if you don't have enough beds it might not make sense, you'll end up having to charge too much per person for you just to break even, that being said there is definitely a HUGE demand for it.

It has worked out fine for me, but it is labor intensive and I can't see it working long distance. 

RESPONSE FROM TRIARC REAL ESTATE PARTNERS – After hearing many stories of investors getting into deals with relatively new and inexperienced syndicators only to get burned when their numbers didn't work out nearly as estimated, I did 2 videos that provided a breakdown on the analysis provided.

@Ximei Yue,You mention that your job is demanding—do you think you’ll have the capacity to handle a time-intensive BRRRR project on top of that?

Flipping is probably a little more intense, but can still be done with a day job, but again, my average flip versus my average rental: flip has made much better returns.And as for generational wealth and handing down something to your kids... well, I guess I view it as: if I can hand my kids a $10mm trust fund held in public securities, or $10mm real estate portfolio, they are going to be pretty set either way, but a real estate portfolio will continually have costs and work, a brokerage account is a bit more set and forget, with some periodic rebalancing.
