I don't see the motivation it actually instills.

We are currently paying 9% on our hard money, with a pre-payment penalty purposively instilled to guarantee our hard money lenders there return.

mwc/del city are fairly easy to find deals in still.  

I have been in the military for 11 years now and want to apply what I have learned and what has been instilled in me from my military career to investing.

Lessee was wonderful, always paid his rent on time, but left few months ago and had a friend moved in...still paid all his rent. 

I have fallen short of this goal many times with my own family but still push both for my own family and to show my dad he instilled in me the work ethic and drive to push on.

It should also instil a level of trust which (possibly) wasn't in the relationship between you and the seller previously. 

I have been “playing” at this for a while but I’m turning the dial up to all in (still figuring out what that is).Every step is a step toward the goal. 

I didn't come from money and was tought the value of hard work and I WANT to do most of the work myself, although I don't expect to have to do much, so I commend you for instilling that in your son at an early age!

You will need to instill a set of rules from day one and have a system in place to ensure that the rules are followed every single day.The benefit is that the cash flow is insane.
