Especially when out on the field I see a bigger opponent (the market) that can inflict serious injury.

I think the problems that face wholesalers in general, are largely self inflicted.

Btw, this is the reason why we shouldn't let religious nuts dictate our academic curriculums...and given that we don't know what other ridiculous applications of common sense they may inflict, we certainly shouldn't vote for them to lead this country.

So sometimes you personally need to be protect yourself against liability that could happen with your real estate, sometimes you need to protect your real estate against liability that you could inflict.

@Nick Aderman -- When it comes to dog bites, generally speaking it is very rare for a landlord to be found liable for injuries inflicted by a tenant's dog.

I can identify 100 different mistakes I've made since I started, some self inflicted, some I'm still making today -- but knowing that I'm just as fallible as anyone else makes me want to work way harder than them, but also realize they're human just as I am. 

I can think of ways to inflict $50,000 worth of damage with a crow bar and a bag of cement.
