BRRR worked great pre COVID but only really cash flows now in high crime areas. 

Or if you are able to connect to public water &  sewer, this would make the investment much easier.

Here's my takeaway from the market:Smaller, less impressive cabins are pretty over-saturated and unless you have a big view (or water frontage) to really make you stand out, you will struggle.  

Because they will get defensive if they feel you are pressuring them.

I am a complete rookie zero experience, zero properties and highly determined to get into multi-family investing.

I agree with Nathan (don't forget to price running extra water, sewer and electrical lines).  

There are more options for renters so it's putting pressure on rents btwn 10%- 20%.

The licensed plumbers do not get permits for water heaters, I have never heard of one being red tagged solely for not having a permit so I do not get permits (and know no one that does) for swapping a water heater.  

Keep the wood (or sheetrock if you choose) an inch or two off the floor to not wick water.
