I personally like multi-family properties as they have less capex (one roof to replace vs multiple) but that is just my style with investing.

The “first-come, first-serve” urgency might be their style, but without a timely responses, it could signal future communication issues down the road and frustration on your end.

One STR can make much more than many LTR style investment strategies.

Should match many different styles. 

If you are willing to sacrifice part of your life style, you can always consider living one room/unit of the house and rent out the other vacant unit out to lower your monthly mortgage payments!

Should these taxes be at a more normal or Canadian-style level, the city of Tulum would have an even bigger infrastructure budget and you wouldn't hear about those issues in the same way.

You *could* bill proportionately in more of a RUBS style with out meters.

I will continue to tweak my plans and eventually find a nice niche that fits my investing style.   

I had one that also did a flat flee for leads but there are other ones that do auction style.
