Make sure there is a hand held fire extinguisher in the kitchen.

If you care to invest in a small, hand held orbital sander (preferably cordless), you'll likely end up using it for future projects.

Maybe the fact that a large percentage of the population will have added many more years to their life in the next 5-10-20 years bodes well for automatic washes versus those hand held wands that hit you in the head with the hose.  

Depending on the size of the pipe and the age you described, you could also get the same kind of wheel for a hand-held grinder that might be easier to work with, especially if you're working overhead.

OK, some people need to have their hand held, but perhaps the better option is just to continue networking with many successful investors and broaden your horizons... just saying....Please prove me wrong
