Also, when selecting laminates, look for brands with waxed tongue and grooves.

Did you take it down & put up sheetrock, mud & smooth the grooves to make it look like regular sheetrock? 

I own an older duplex and am going to put tongue and groove ceilings in a bunch of the rooms, stonework on the outside entryway, two new doors, new windows, insulate attic, and right before I do sell it I'm gonna put a new kitchen in.

I have old growth pine tongue and groove 'subfloor' on top of the flooring joists (3/4" thick).

I know I can go with pressure treated tongue and groove, I could also go with a more expensive fir tongue and groove, but doubt I would get more rent for this.

I know the cabin should have a lodge feel at minimum, however I'm not sure if a hybrid look with both sheetrock and tongue & groove wood would be better than 100% "wood out" tongue & groove pine look.
