it looks like you have found out - correctly - that the vast, vast majority of properties for sale aren't good deals from an investment perspective. 

Sounds like a good situation from the employment perspective. 

I think THIS can be better than a 1031 exchange because the seller will start off with a fresh depreciation schedule in the new property.

I’m thinking about selling it but wanted to hear your perspective, especially since the interest rate is so low at 4.75% & I don’t necessarily like the idea of selling an investment property but know my money could potentially be better elsewhere.
