My investors expect me to source financing for a deal and not retain a service to do what I am expect to do as part of my fees.

Better to go right to the source.

I did not want to simply rely on one source so I figured there are people here that would be up-to-date if such a manner was so as well. 

I think the real estate professional strategy works if it is your primary source of income.   

Explore off-market deals where competition might be less intense.Don’t get discouraged—success in these markets often comes from building strong connections and thinking creatively about deal sourcing!

For example,  providing a heating source for your tenant is your responsibility as the landlord. 

Ask who is sourcing their deals.  

A reasonably good source is AVVO.com by zip code and expertise.  

I have spreadsheets filled with material lists for every phase of the build that includes pricing for materials as well as labor, and sources that I use for them.

I had enough food to get by.And I had to deal with a worldwide pandemic slowing down the economy when it came time to list my house.But life has a great way of balancing out the good and bad.
