Or should I try to keep them completely separate to not dilute the brand of either?  

My remodel strategy is to use some of my own sweat equity and running subs to save enough money to upgrade the flooring, kitchen and baths slightly beyond the peers. 

Running the numbers it does seem like they'd pencil out but definitely completely new territory for us.

A turn key would be great, but I am open to doing repairs along the lines of walls and flooring updates.  

If you are worried about out of pocket costs, see if maybe a rehab loan is an option to get everything needed done now and refinance in 3 months when everything is complete.

We also updated the entire flooring, renovated the kitchen with new appliances, overhauled both bathrooms, and added new washer and dryer units.

Expect to remodel kitchen and baths and put new floors down, paint, knock down a wall to open the floor plan.
