You won't run into too many with the quality housing, but there might be a few good Sec 8 homes that you get a good deal on and you want to be prepared.Otherwise, pay special attention to the finishes you use as the quality of finishes can leverage an extra 10-20k in appraised value which can get you the financing/refi that you need.Happy to connect and help where I can!

I don't know about you but I am constantly on the hunt for consistency, consistency of income, of deals, of productivity, in my relationships...so that's my focus in all things not just real estate.So my vision to your question is a a state of total consistency of income and deals.I'm focused on the basics, which to drive me is even more specifically "making offers."

You'll end up finding out if there is no motivation to sell at a certain price, then it is not worth consistently asking for the same price that the person said no to.

Don't expect to extract the greatest value obviously, bc there's a few extra hands helping you, but you also won't be completely on your own and they build in extra value/incentives that comes from being part of a group.
