I was just the RE Broker on the townhouse project had nothing to do with the deal between the investor and the developer ( they had 4 or 5 other deals going at the time) But on this one the Investor sued and he sued ALL of us.. including most of the subs that worked on the project the developers staff  Myself  The guy who put the pilings in for the Peir in the lake the landscapers the janitorial folks I mean everyone..

New roof, siding, soffit, fascia, flooring upstair, repair fencing, yard work/landscaping, new flooring upstairs, new vanities, kitchen remodel, new paint job What was the outcome?

The most recent job fair featured over 20,000 open positions.In ConclusionWhile nothing is guaranteed, the combination of population growth and limited land for expansion virtually assures that prices and rents will continue to increase.Thanks for reading my post.

It is a townhome so the yard is very small and the backyard is all concrete so the landscaping point is not as applicable here.

Unless this is a value add location with more expansion hard to get a lot of bang.
