Potential renters need to be able to envision themselves living in the home, not you and your family. :-) Outside photo shows overgrown landscaping; consider trimming the shrub that's blocking the front window.

No one envisions a car wreck or a fire or even a calamity that causes them to lose their job and being foreclosed upon within a few days, etc.

Once booked, you can bet they'll be combing over the photos with a fine toothed comb and a gleam in their eye, and sharing the listing with friends and family (or fellow guests) as they envision their actual stay there.

I would never go exclusive unless you have a home run agent that can feed you all your fixer/flip deals which I dont envision this happening.
