It amazes me how much random transient travel it gets(bowling tournaments, pawn shop remodels, manufacturing employees, traveling photographers, etc).

It's like opening a coffee shop and only targeting 30-40 year old males working in HR =) That is, unless you're opening that coffee shop next to a giant HR company where most employees are 30-40 year old males.

It is really targeted at gross overuse.

I could use gross income or have the property assessed for assets and it would come out to at least $1M.

There are 76 mm baby boomers about to leave say 30mm homes in the next 10 to 20 years.In Orlando do your employees or sub contractor employees lowest wage get paid $40 per hour or around $90k for a single person?  

The plan is to put the rentals in SCH E of our joint return and file with TurboTax-We live in Florida-Leases under my wife's name, Airbnb app under my name, dedicated bank account for all rentals activity in the name of both-We have umbrella policy for liability protection for the rentals-We leverage some contractors (for example cleaning lady for the Airbnbs or lawn maintenance guy) that we pay >$600 for their services in a year and they are not our employees.

That said, I personally don't think $22K/yr gross x 6 separate dwellings are good numbers for an $800,000 investment, not to mention costs for furnishings and such.

Some states allow the owner to hire employees to work on their behalf.
