Part of me doesn't even want to mention the question of who is paying for the W/D utilities but I need a way of discussing this and making this fair given it's shared and usage could greatly vary.

I would assume your brokerage would not be able to afford to pay for the E/O it would cost you Most E&O policies will pay out 0%, or cancel altogether if 25% of the transactions are dual agency.
