I've recently started using Intellirent.com for screening, as it further automates the reference checks (only works perfectly if the employers and former landlords respond), but it includes an authorization form (electronically signed by the applicant) that you can download.

I downloaded the BP rental contract for MA and read something about providing lead paint disclosure/pamphlet.

I used the service and wanted to download my work and could not get a live person to help. 

The BP Tools are definitely very helpful, also some great downloadable excel templates online.

Moreover, I see more investors using forms they have downloaded from various websites.

I just posted today on another thread... ask your agent to download listing/sales history of hud homes into a s/sheet and go from there to analyze HUD pricing and acceptance behavior in your particular market.
