So you're working with a distant QI even though your title company is local. 

I use 3rd party management and the cost of vacancy and repairs are important...their fees are a distant 3rd.I am running 7%.

I don't know how it is with land lording there as I never rented my home that I had there out.. but I suspect the landlord has their rights.. the City I bought in Kelowna BC had tons of rentals so I know it happens  ( rent that is )  and boy the prices sky rocketed talk about an appreciation play.. wish I never sold my place but I did not want to be a distant landlord.. and I made 20k in a year on it with currency arbitrage and modest appreciation..

My peace of mind is worth something, but I'd like to put those multiple thousands of dollars into my new place instead of this old house that I'll be leaving behind in the not-too-distant future, especially since I won't be fixing it up.

Why make these purchases at so distant?

I haven't figured out how to conduct tenant walk thrus and other logistical challenges that presents itself being distantly managed.
