In some municipalities, you can't rebuild a non-conforming improvement if more than 50% has been destroyed.

If we do a long term rental lease we're worried the place will get destroyed by renters.

Remember, they have to estimate the "what-if" factor for say someone destroying the place, stripping all sellable items etc..

High levels of crime make de jure property rights irrelevant and destroy property values.

Normally I'd refinance but I can't let go of that interest rate (especially these days) or else I'd destroy my cashflow. 

They're great when you live at the property, but can then destroy your anticipated cashflow if / when you decide to move out and rent all units.- When house hacking, be sure to establish a good relationship with your tenants, but avoid "being friends".

It is too easy to destroy your life when your work goes everywhere you go.
