Time for the second to act was during the foreclosure sale bringing the first current then foreclosing on their second and taking title that way subject to the owners redemption rights on the second.this is how it would play out in Oregon Law.so with the information you have given if I wanted that property I would have approached the second tried to buy it for pennies on the dollar I would have cured the first then foreclosed out the second and no one bids ( which is generally the case ) and the property is mind subject to the first.

To make things more complicated, there was already some cosmetic damage on this driveway from my contractor accidentally running a pressurewasher on the curing concrete and leaving spinning brush circles in one corner.

You will have to get your ejectment order to be completely safe, or pay off one of the heirs to let you take possession peaceably, and then wait out three years of exclusive and continuous possession (which means someone actually on the property using it, usually a tenant) before you have adversely possessed it and "cured" the void tax sale.

On the weeds I issue a 5 or 7 day notice to cure saying if the problem continues I will send out a landscaper and they will be billed.

Obviously that’s the best “cure all” that I have a phenomenal summer and I can knock out a big chunk, but I wanted to see if there was another way to mitigate using equity. 3) Agreed, personal loan is a route but the rates unfortunately aren’t that much better than the cards. 4) Absolutely need more snowbirds…anything to pick up bookings.

Nothing will cure it 100% as many of the offenders will just leave trash next to the dumpster as others have pointed out.
