Regarding being ready to pull the trigger, I have had the opposite problem in that after I tell an agent we are ready to make an offer sometimes it's been "crickets".

I offered on a HUD house a few weeks back... crickets.

Today so far crickets. 

We've served a Time of the Essence (even accepting the incomplete repairs) and it's still been crickets from the Seller’s end.

crickets...Nothing, ZIP.No leads... just traffic.So this tumbled my world upside down because suddenly it was not easy and straight forward anymore.

ARV 200k+, Repairs only 25k, and asking 121k. so far i have gotten crickets.
