I have been cold calling direct-to-seller and working with brokers to find deals.I don't understand how properties, in East Boston, for example, are trading at around 5.3 cap when rates are around 6.5%.

Sounds like strategy call would make most sense to see what your goals are with REI and being an agent to determine if the organization I represent aligns with the direction you are looking to go. 

Focus on targeting investors, seasoned buyers, or those who are looking for creative financing options. 

Then I would either go to your GC with the info, or go directly to your subs (licensed electrician etc.) with the info.

There are just too many options available to go directly to the supplier!

I'd target areas near colleges or transit hubs for affordable properties, and I’d look into financing options like FHA loans or creative financing to make the most of my capital.
