So a loss of about 55k We did a lease to own option so I could immediately take over expenses but keep their primary resident loan and interest rate.We agreed to a deal which would cover all their expenses at closing, their remaining loan balance, and $45,000.

For those of you doing MTR & LTR what tech stack are you using and what areas of your business are each of your tools covering? 

I totally recognize that is impatient and greedy.My gut is saying your short picture idea is where we're heading since we are taking the same hit with brokerage account (I didnt even mention borrowing against 401k - yes its not advised but my wife and I have stable W2 income to pay ourselves back) Thanks again, this BP community / forum is awesome

10 years ago my property was 90% VRBO, 10% Airbnbsame property 10 years in using both,now it's 90% Airbnb, 10% VRBOsame property, same pictures on both sites, etc.

While I don't personally cover the Scranton area, my team and I work extensively with investors in the Philly suburbs, and I’m always up for a great real estate conversation.

I think you have to find what your strengths are and what your risk tolerance is in different areas of RE and look at your entire financial picture.  

It really depends on your bigger picture and also what you are hoping to accomplish in the future.

You still need some money to cover part of the rehab until you get your first draw, and if you're a brand new investor you might not qualify for 100% LTC on your first deal, but if you can partner with someone with experience on their track record or can prove significant past contractor experience then we might go that high on your first deal. 

This deal came along and I have an opportunity to cash flow $3k a month When converted to a fourplex and it has a non attached garage that I could turn into an ADU which would add to the cash flow.im just hoping to get out of the hard money loan and lower my payments and rate if possible so my rents can cover mortgage.I have an air bnb rental that I have a very nice chunk of equity in but won’t be able to sell it til spring.

Would an umbrella policy cover us?
