Are you building for pure investment purposes or are you looking to use some of the space for personal/personal business use?

I’d suggest you dig into the numbers, compare it to what a regular sale would give you, and talk to someone who specializes in this type of deal.

Rentals was not a thought to me in those days I was a land flipper.. had absolutely no interest in being a landlord.. and basically still dont to this day :) yes I have some rentals for tax purposes but not really for wealth building purposes.

If you compare the sales pitch between Next Level Equity and Goodin Development  you'll hear a familiar tune with the names changed to protect the guilty.

.-- But the real nail in the coffin could come in the Colorado legislature which is considering reclassifying STRs as commercial property for property tax purposes.

Understand the fees involved and calculate the total cost for an entire year of management so you can compare the different managers.

Before jumping into the condo, I’d take a closer look at whether the $300/month cash flow is worth it compared to other options, like a small multi-family property or a property in a higher-yield market.
