In our property, the house was open to the air in the damp environment of coastal Florida, no heat or A/C at the house.  

I'm curious if these new tech can somehow help me streamline certain tasks or reduce dependency on scarce trades in your experience.Appreciate any additional thoughts I looked at 3d printing those machines are 800k plus.. and if you watch the video you need very large lots as you have to bring in truck loads of sand etc.. so thats not really going to work in an urban environment like Charleston SC were I have built 35 plus homes in the downtown core on lots that are from 12' wide to max of about 30' and roadways that are only 20' wide and have houses and cars on every lot expect the infill..

North Carolina sounds like a great market and if its not in the coastal areas I would feel better about any hurricanes too. 

We're already getting hammered with huge insurance increases because of the damages in these coastal areas. 

I’ve been looking into coastal options and was initially considering Florida, but the taxes have been concerns. 

Those 4% loans are going to be worth a whole lot if interest rates make it into the 6's and 7's.   

Is it more profitable to turn a STR to a MTR for the winter months in a coastal town?

Not to mention, you've now become reliant on a 3rd party for income streams, and yes, they do occasionally run short of funding and, yes, they have no compunction with telling you to pound sand until they get new funding. 

Coastal, sea levels, pollution, etc., those one's are going to be more prevalent and likely inappropriately evaluated.
