This may be to deliberately prevent discovery of other electrical issues or prevent fire/injury.You will need some form of hard money or construction financing to purchase the property as is, and you will need to get the property occupant-ready to pass an appraisal before permanent financing is on the table.

The way we process distributions is once they submit a request, they must fill out a redemption form from our transfer agent (who holds the shares/ manages cap table).

The fact that you profited from the arrangement over the 3 year option period ameliorates the "loss" you experienced on sale but I think you would agree with me that every dollar left on the table is better characterized as a loss than as a win.  

Now, if they are following SEC regulations, these should be spelled out in the PPM, but they might not all be in some glowing, highlighter-green table.  

If were talking about a group of investors they need to bring value to the table. 

I really scaled up my number of doors the last couple of years and didn't bring any new processes to the table and it feels like a mess.

If you engage with them and seriously contemplate what they bring to the table, you will make a better decision in the end.And no one has tried to sell you a thing, just a bunch of real estate multimillionaires trying to help you, for free.
