We built such a great rapport it's almost like I can mess with a low ball offer if I wanted to since we are texting and calling etc.( she also trusted me with her crazy weed lab lol).

I did take a mold air sample test thing and just sent it off to lab today HELP

We are now negotiating.While most things about the property itself (mould, asbestos, death, etc) - short of a grow op or meth lab - can be addressed, we cannot as readily fix neighbourhoods.  

I have a Chemistry degree from Cal Poly Pomona.

They do not want condos that are 100%  rental units with a lot of H.O.A. dues past due so the buildings cannot pay for upkeep and all get turned into meth labs. 

It showed me how local community and specifically local business owners create such an important chemistry that greatly effects property values and marketing of a particular neighborhood. 

So if there were no lien, repair, hoarder, meth lab, asbestos, divorces, back taxes, etc. issues.   

Local to me many of the properties that look vacant from the street are actually drug labs.

I'm about 3 things when it comes to my properties:1) Pay the rent on time every month (by the first)2) Not wrecking my property, treat it like a home and with respect3) No Meth Labs (really no drama of any type, especially police drama)Rick
