It's just a room and private bathroom and that unit KILLS on Booking but not really on Air or Homeaway/Vrbo.All of my 1-3 bedroom "whole unit" listings do good on Airbnb but not so much on Booking or Homeaway/Vrbo.And I have a 5 bedroom unit and it does nothing on Booking, but pretty good on Air and Homeaway/Vrbo.I think bigger units that facilitate large groups do well on Homeaway for some reason.

Every time they smoked in their bathroom, they would turn on the vent to get the smoke out which in turn made my whole apartment smell like a ganja lab.

Finished basement as well with additional room (and has the additional bathroom). 

The bathroom and kitchen were replaced.

You might want to consider adding another bathroom if possible. 

.- The bathroom flooring was covered in mold and needed to be replaced.- The kitchen sink was unsecured and fell into the kitchen cabinet.- My insurance was cancelled until I fixed roof issues.- Debris littered the recently occupied unit, the basement, and all over the back yard.As mentioned, we had an initial video walk through before the contract to purchase.

This could be adding a second bathroom, finishing basements, or updating kitchens.  

I can add value to RE by adding a bathroom, renovating the kitchen, ADU, etc.

Even if you think it is the tenant in that bedroom, how can you prove tenant B didn't decide to take a bath in there instead of a shower in their bathroom when tenant A was not home?
