There trustee sales are a joke, they create a circus like atmosphere in a local hotel banquet hall and the auctioneer will discuss ARV and tell the bidders they are missing out if it's about to revert to the bank while he is looking at the reserve price.  

I'd rather live 60 seconds walk to the ocean and live in a community of like-minded people who love the ocean, than live a 5 minute to 10 minute drive away, it's a different atmosphere and mindset. 

But I throw in wifi, smart tv, grills and an atmosphere like Hugh Hefner's mansion.The other 1% of my renters usually ask me "why are there naked women all over the place?"

I'm not sure you're older than I am but if so, as someone with a financial background, what was the economic atmosphere like back then when we had to issue bonds denominated in German Marks and Swiss Francs because no one would buy the US government debt denominated in dollars?  

I know of course west coast is more older and east coast is probably more of the atmosphere I am looking for socially and perhaps professionally(job opportunities), but I am open to potentially investing in both west and east coast.I should add that I will likely look for a job in finance upon moving down there, but hope to get my real estate license and do real estate full time shortly after getting settled.
