Piling on...all occupants who are 18 or older (or legal emancipated minor) should absolutely be required to make application. 

As I understand, landlords there cannot charge application fees, security deposits and evictions are VERY challenging.Have communicated with several PMCs and investors in Ohio market and not aware of any real differences from Michigan. 

This includes preparing the property for renters, pricing it right, marketing, application screening, collecting rent, dealing with unpaid rent and other lease violations, security deposit disposition, inspections, and so much more.

Not applicable unless you plan on living in one unit.

The advice I am going to give you I actually got from a fatherhood group but it is universally applicable and I apply it to our investing philosophy and now our family management philosophy.

Nowadays, people can make paycheck stubs/W2's that look convincing so just make sure you invest in software that gathers verified information on applicants.  

The market in Racine is much different than Kenosha and we have been having a hard time getting quality tenant applicants.

Keyword "IF", as in if they choose to or if is even applicable or happens. 

Is your DSCR ratio greater than 1-meaning are you cash flowing (according to the lender's criteria of mortgage, property taxes and insurance (and HOA) if applicable).

Applications were being lost, or the website wasn't permitting tenants to fill them out.
