reactions - -you said he "doesn't want monthly payments" - well, that's the whole point of sub to; you just pay the existing mortgage, you don't make additional payments to the seller.

If you have a higher end rental with expensive blinds, I would offer to put in cheap cordless blinds, and then gauge their reaction. 

My initial reaction, especially based on your desire to cash flow immediately and non confidence in the area, is to pass on this deal, but we can chat more privately. 

Trust me, even some of my best leads said no at this point, it's a knee jerk reaction to a cold call.

Selling should be the last option Like others have said , the PM companies could just be having a knee jerk reaction and telling you to replace a whole roof when you can repair it

It seems like a normal market reaction in a lot of those cities.

I will probably end up paying it, or a portion of it, after speaking with him and his office about the nature of the bill and my reaction to it...and how this might affect our future business transactions.I learned valuable lessons during the closing process of the cheap little house we bought.

I do not have personal experience investing in flyover states, so take this with a grain of salt.This is my 'gut reaction,' which could 100% be totally off & I'll defer to those with actual experience 100%...Any place you are buying that has tenants paying 2x in rent what they could otherwise pay in PITI because the [ $70k * 3.5% = $2450 ] down payment is too much of a down payment for them to save up, isn't exactly going to have high quality low maintenance intelligent people as tenants.
