Putting people in a position where they would need to sell or come up with an alternative strategy to pay off the mortgage balance prior to rebuilding. 

@Cory Prior There are ways of doing low-money down strategies.  

No prior evictions, no felonies.

While you can have a checklist of income, credit score, criminal background, landlord reference, etc, to me the bigger tell of good versus less than good tenants came from all the interactions prior to leasing.  

Maybe I was mistaken about its prior use.

Then there were some issues with the inspection report that ruined 3 contracts prior to me getting involved.

I had an investor who was a licensed attorney invest in a prior fund with me in 2003.

If I didn’t have a positive experience with them prior to this, I would literally think we were scammed.

The last time I stayed in one, I was charged a large cleaning fee and then met with a list of what to clean prior to us leaving.
