Many have an unfavorable outlook on the 5+ unit market for the next 2 years or so, while there are a few who are still hungry and actively funding deals in the space.

Tax deductions / write-offs should be a second concern.There are some rules that you need to follow to treat a short-term rental as 'active'(non passive) income which would allow you to offset it against other forms of income such as rental income / wages.

Also consider networking with investors active in those areas who can provide insight on what’s working.

Additionally, the city is actively encouraging redevelopment and attracting businesses back to the area.

I am feeling a bit complacent nowadays with Real Estate, but one of my talents is being relentless so I am staying active on here, and I want to analyze at least 1 or 2 deals a week. 

If it is an older home with stone foundation and brick/block walls likely you will need to underpin the foundation while lifting the home and then star bolting any active bulging. 

Depending on the fee schedule and activity this can cost significant transaction fees and always includes some red tape and extra processes to go through.

Unlike cash buyers or those with extensive experience in the market, many younger buyers are still navigating the mortgage process while actively house hunting.
