Despite both of us being in Florida, different counties might have their own quirks, so do your due diligence on the tax laws in your county.

Hey @Alex Keedy - it's tough to get over the hump and feel completely comfortable/feel like you're ready to invest.

@Kelsey Mortimore I’m doing a mixture of both, trying to keep some cash in reserve but also staying active and still doing some deals here and there to keep some money at work and especially keep a pulse on what’s happening in the market.For your first investment though, I believe the best time to start is “now”, at any point in the market cycle, simply because you have to live somewhere and there is a lot of virtue in just getting started and getting over the “first deal” hump, overcoming “analysis paralysis” etc.I’d recommend taking some time to “digest” your first deal though and acclimate to all the joys and responsibilities of house ownership, before rushing on to the next one.

Yes this is an issue for us being self employed.

I tell myself over and over again that my first deal doesn't have to be a home run and that I just need to get on base, but it's still tough to get over that hump.

REI Guard has been good with us being able to cancel and prorate for how long we own each house we end up selling.

Plug the coax into a nice WIFI router, with good USB/Ethernet ports, and stream to the TV, or even in a pinch, a $35 Rasberry PI, plugged directly into the HDMI port of the TV, will catch the WIFI signal, and bypass the garbage most TV's come with as far as an operating system.

We had to request an extra week because we had to be out of town for a wedding on scheduled court date and the magistrate required that one of us be there.

I found it helps to have it in your back pocket that you could always do more of the work, it is not ideal, but I found it really helped get my confidence over the hump to get a deal.
