:Just to be crystal clear with everyone:I bought my house in July of 2016 for $350K, the mortgage was $315K.I started this strategy in May of 2018.December of 2021 my balance is $190K.I'm building equity very quickly and I have not touched my savings, stock investments, sold properties, received a lump sum from the lottery or inheritance or anything.

Keep in touch with your lending partners for each one so you can understand whether you need departure residence income to qualify for the next or not.Finally, if you're investing with a Significant other, I recommend considering a "leapfrog" strategy where you buy one, then your partner buys the next, and so on.

Unfortunately, most PMC contracts are pretty vague making it a challenge to get useful information.3) A mix of the two aboveSome PMCs have internal handyman type ServiceTechs for small jobs that they bill hourly for, but get bids for any job requiring a licensed contractor.An owner should understand what type(s) of the above that their PMC uses and discuss as necessary to better understand.THE CHALLENGES OF GETTING 3 BIDSWe wanted to touch on this topic because it seems to be a pain point between PMCs and owners.In theory, it's easy to get multiple bids - you just search online for companies and contact them to get a bid.

Touche' there is that but our product we owned was only 15 million of it and if she was not selling our houses we own she would be selling someone elses.. the point is if you put in the work know what your doing after about 5 to 7 years in a market were average sale prices are 400k and up there is a strong chance you will make 100 to 300k a year and your marketing budget will be a fraction of what a wholesaler spends to try to generate their income.

@Joseph Binkowski - this seems overly complicated and possibly breaking a law... maybe you need a lawyer to vet this.If I were that accredited investor, I wouldn't touch any of it.
