It's simply overwhelmingly nuts. 

Simply fire them and hire someone else.

You’re simply using some of the money you’ve already saved for your purchase to show the seller you’re committed and serious about buying their house.

I think the folks that pay for these programs have the wherewithal to simply cut a check and its no big expense to them compared to what they stand to get out of it. 

If you are simply buying for a lifestyle investment, then you have much more leeway in what/where you might consider buying.

If you want to rent the place, it might be for a lot less than a year or two ago, simply because the number of folks looking for a large cabin hasn't kept up with the increasing supply.

Especially now, I am seeing a lot of people who bought during or right after the COVID pandemic and are in situations where they simply cannot sell their homes for any profit (many of them bought as new construction).

If the latter, simply give her the notice required (eg 30 or 60 days) that she needs to move. 

I accidentally created two of the same posts since the first time I posted, it shows there was an error and did not go through, so I simply hit the post button again and it showed it posted but also that the first post that I thought had not gone through due to the error message in fact did go through.

This would be the safest approach but also, anyone that is worried or has extra strict oversight in their area could simply avoid anything alcohol related in their packages.
