You can adjust them and shorter PPP's tend to have higher rates than long PPP's so keep these in line with you strategy with the property whether you want to hold long-term or refinance in a few years.If you're still looking for financing I'd be happy to help.

From what I read in The Economist, listings with updated, compelling photos tend to outperform others significantly.

Stability: Homeowners tend to stay in their homes longer than renters, which can create a more stable environment for families and children.

Another example of this is Newark, extremely strict laws making land lording a second job.When finding the right area to invest, towns with more lenient land lording laws and proximity to public transportation tend to be a receipt for success.  

There are some nuances and definite pro's and con's to each city and state but overall we've found out that these markets tend to be landlord/investor friendly with steady returns. 

These are the top three features I always keep in mind when evaluating a potential property:1️⃣ Location Matters: Properties near attractions, with great walkability, or offering something unique—like a waterfront or mountain view—tend to perform better.
